Simple, clear guidelines for staying at our private rainforest property in Punta Uva. This text is web‑friendly and ready to add to your site.
Booking Conditions
Minimum stay: 2 nights.
Deposit: 20% non‑refundable to secure your dates.
Balance: 80% due on arrival.
Payments: PayPal, bank transfer (CR/US), or cash in USD/CRC. No cards.
Check‑in / Check‑out: 3:00 PM / 11:00 AM (flexible when possible).
Security deposit (events): $500 refundable within 7 days if no damages.

A confirmation email with your reservation details and arrival info will be sent after the deposit is received.
Terms & House Rules
Respect for nature: We are in the Gandoca–Manzanillo Reserve. Treat wildlife and surroundings with care.
Occupancy: Macaw up to 10 guests; Toucan up to 4; 14 total when booked together. Extra guests by prior approval.
Water & energy: Our water comes from rain, creek, and well. Use mindfully; switch off lights/fans when not in use.
Noise: Quiet hours after 10 PM. Events must be pre‑approved and typically require renting both villas.
Smoking: Outdoors only; dispose of cigarette butts responsibly.
Pets: Welcome with prior notice; keep pets off furniture.
Liability: Guests are responsible for personal belongings. We’re not liable for loss, accidents, or injury.
Cancellation & Changes
Deposit: 50% is non‑refundable.
Date changes: With 45+ days’ notice, we can move your dates (subject to availability).
Within 45 days: Deposit is retained and cannot be transferred.
No‑show / early departure: No refunds.
If we must cancel: Full refund or credit toward future dates if an unforeseen issue forces a cancellation.
